One Platform, One Story: Inside the 2026 Yardi Kube UK User Group 

Every year, our Yardi Kube UK User Group tells us something about where flexible workspace is heading. This year the signal was unmistakable. Operators running more than 200 locations between them, spent the afternoon with us not to hear about features in isolation but to see how a connected platform changes what their businesses are capable of. 

That was the thread running through the entire day: the operators winning right now are the ones who have stopped stitching together disconnected tools and started running sales, operations, and finance as one system, on one set of trusted data, with AI working quietly underneath it all. The event became the clearest illustration we’ve had of why that matters. 

Scale you can build on 

We opened with a look at Yardi itself because the platform story starts with the company behind it. With over 10,500 employees, a multi-billion-dollar revenue base and the largest R&D teams in the industry, Yardi invests in products for the long term. For an operator choosing a technology partner, that stability is not an abstraction: it’s the difference between a roadmap that gets delivered and one that quietly stalls.

What makes that scale relevant to a flex operator is that Yardi Kube sits inside a much wider Yardi ecosystem spanning globally within all real estate asset classes including commercial, investment management, residential, and flexible workspace. That breadth is turning into real advantage. Yardi’s new WorkCafe product, for example, lets building owners and occupiers monetise underutilised commercial space through a single booking platform – fusing the commercial and flex worlds that used to sit apart. Add our listing networks, including the Hubble HQ business, and operators suddenly have a route to expose their availability to a far wider pool of demand than they could reach alone. 

Sagar Morabia (Global VP of Yardi Kube) explained that “we’re investing in AI to make our people and our clients’ teams more effective, not to replace them.”  

The market is shifting – and the data proves it 

Henry Yiend from the Hubble team, the UK’s largest flexible workspace marketplace, followed with a session focussed on industry demand and trends. Because Hubble sees demand first-hand, its data reveals things operators can’t always see from inside their own four walls: how managed spaces are reshaping pricing across London, where discounting is quietly eroding margin, and how geography, geopolitics, and even sporting events move the demand curve in ways that are surprising until you see them mapped out.

The takeaway for operators was pointed. The market is moving faster and getting more competitive and the businesses that thrive will be the ones that can read those signals and respond, which is only possible when your own data is as clean and connected as the market intelligence you’re consuming. 

Henry Yiend concluded, “The operators performing best right now are the ones who can react fast to shifting demand. We’re seeing whole new pockets of it appear almost overnight – the AI companies clustering around King’s Cross are a perfect example. The space is there and the demand is there; the winners are simply the operators agile enough to connect the two before anyone else does.” 

What’s new in V20: shorter journeys, smarter conversations 

If the start of the conversation showed why connected data matters, the V20-focused session showed what it unlocks in practice. The headline theme was simple: remove friction for the prospect, remove manual work for the operator. 

The redesigned Prospect Portal, recently rebuilt, is the clearest example. A booking journey has reduced from 12 clicks to 6; with better imagery, smarter location search, a cleaner checkout, built-in promotions, and guest checkout. 

Alongside it, the new AI chatbot for the prospect portal turns lead generation into a 24/7 operation. A prospect can describe what they need in plain language and get tailored options in real time – availability checked, maps shared, questions answered – with no one on the team lifting a finger. AI doesn’t replace the sales team, but it helps handle the round-the-clock groundwork so the team can focus on the highest-value conversations. 

Furthermore, two features rounded out the v20 update, both of which came directly from client requests at previous user groups: 

  • Proposals lets operators generate polished, branded PDF proposals covering multiple spaces in a single document as part of the sales journey. These proposals can be automatically converted into a contract. 
  • Tours moves into its next phase with multi-property functionality, plus AI-powered outcome forms and sentiment analysis to sharpen follow-up after viewings. 

Proof in practice: the Boutique Workplaces story 

The moment that tied the day together was hearing from Shireen Alvis of Lee from Boutique Workplaces. Boutique had been running on a fragmented technology stack – the exact situation so many operators recognise in themselves. They moved all 39 of their locations onto the end-to-end Yardi Kube platform, across sales, operations, and finance, in just five months

These results didn’t just mean a tidier tech stack – it meant that the business could make data-driven decisions from one connected platform. That foundation is what will power Boutique’s next phase of growth – and it’s the most compelling answer we can give to any operator wondering whether integration is worth the effort.

The business intelligence session with Stuart Meader of Eipsys Analytics made the underlying principle explicit. Working recently with clients, including Argyll and Boutique, Stuart showed how Yardi Data Connect feeds Power BI to deliver investor- and board-level reporting that simply wasn’t possible from disconnected systems. 

His central message landed with the room: the first step to becoming data-driven and AI-led is to trust your data and trust your system. When everything lives in a connected platform, inside an enterprise-grade cloud, behind a single API, you have the structured foundation that lets modern tools, including AI, surface genuine insights rather than guesswork. Start thinking about reporting early in your implementation, and the value compounds.

Part of the day was simply reminding operators how much capability already sits within the wider Yardi suite, ready to switch on: 

  • Facilities Manager brings reactive tickets, planned inspections, equipment checks, technician apps, and heat-map reporting into the member experience and operations process – including AI-led inspections and maintenance. 
  • Move-In Manager and Move-Out Tracker streamline onboarding and space transitions with automated emails, task checklists, and full audit trails. 
  • Community Dashboard gives teams a real-time view of activity across a centre. 
  • Yardi Aspire is our learning platform with an AI-powered course generator – we watched a full e-learning course, complete with review questions, come together in minutes, ready for onboarding or compliance training. 

Each of these is a reminder that choosing an integrated platform isn’t a one-time decision. It’s access to a growing library of capability that keeps adding value long after go-live.
