Among the standout sessions was a compelling interview on the topic of <em>\u201cOperational Intelligence: What Coworking Can Learn from Residential Tech\u201d<\/em> \u2013 led by Yardi\u2019s Marketing Campaign Specialist, <a href=\"https:\/\/www.linkedin.com\/in\/sammy-dukes-969aaa153\/\" target=\"_blank\" rel=\"noreferrer noopener\"><mark class=\"has-inline-color has-fl-accent-hover-color\">Sammy Dukes<\/mark><\/a> and featuring <a href=\"https:\/\/www.linkedin.com\/in\/nicholas-drew-7b73b2105\/\" target=\"_blank\" rel=\"noreferrer noopener\"><mark class=\"has-inline-color has-fl-accent-hover-color\">Nicolas Drew<\/mark><\/a>, head of technology at <a href=\"https:\/\/urbanbubble.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\"><mark class=\"has-inline-color has-fl-accent-hover-color\">urbanbubble<\/mark><\/a>. The discussion focused on the transformational role technology plays in operational efficiency, data visibility, automation and the resident (or user) experience within residential property management \u2013 and what insights the coworking sector can gather from this.<\/p>\n\n\n\n<p>The conversation explored how urbanbubble, a major player in the UK\u2019s build to rent (BTR) and co-living markets, has utilised Yardi\u2019s end-to-end platform to address operational challenges, streamline systems and future-proof its business. It\u2019s about providing seamless customer experiences, extending the average lifespan of your customers and community building at the heart of it,\u201d he observed. These shared objectives set the stage for deeper learning between the two sectors.<\/p>\n\n\n\n<p>When Drew joined urbanbubble in 2022, he found critical inefficiencies in reporting and IT infrastructure. \u201cOne of the first key challenges was the surfacing of data and reporting. A lot of the time, the data doesn&#8217;t catch up or doesn\u2019t keep pace with asset managers and fund managers who want to see lots of data,\u201d he explained.<\/p>\n\n\n\n<p>Another significant challenge was technology fragmentation. \u201cWe\u2019ve run something like 28 systems across the whole business,\u201d Drew noted. This led to inefficiencies, particularly in procurement and central finance functions. For example, \u201cwe had four different systems doing POs depending on which part of the business you worked in. It\u2019s okay for the people on site, but the central team that has to reconcile this, it\u2019s really hard.\u201d<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">The Value of Integration &amp; Automated Payments<\/h2>\n\n\n\n<p>A major area of transformation for urbanbubble came through payment integration. \u201cWe have across the BTR and co-living portfolio about 3,500 direct debit mandates that we collect each month,\u201d said Drew. Initially, this was a manual and time-consuming process reliant on EFT files, but the implementation of Yardi\u2019s<mark class=\"has-inline-color has-fl-accent-hover-color\"> <\/mark><a href=\"https:\/\/www.yardi.com\/product\/payment-processing-residential\/#global-sites-picker\" target=\"_blank\" rel=\"noreferrer noopener\"><mark class=\"has-inline-color has-fl-accent-hover-color\">automated payment processing<\/mark><\/a> streamlined the system dramatically.<\/p>\n\n\n\n<p>\u201cSomething that used to take many days a month to process now takes minutes,\u201d Drew reported. They want to help people integrate into the community, answer questions about local amenities, or promote on-site events,\u201d Drew highlights.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Predictive Maintenance &amp; the Power of Asset Tagging<\/h2>\n\n\n\n<p>Maintenance is another area where residential tech excels and coworking can take notes. urbanbubble has implemented resident-facing apps that allow tenants to log maintenance issues with images, voice notes and videos. \u201cHistorically, someone would call and say \u2018a light\u2019s out\u2019 \u2013 but where\u2019s the light? What fitting is it? What room is it in?\u201d Drew explained. \u201cWe\u2019ve streamlined that with an app, so the FM team can now go straight to work.\u201d<\/p>\n\n\n\n<p>urbanbubble has also embarked on an ambitious asset-tagging programme. \u201cEverything from plugs to sofas is being tagged,\u201d said Drew. \u201cThat way, when an issue is logged, we know when the asset was installed, who supplied it and whether it\u2019s under warranty. It makes our FM team\u2019s job dramatically easier.\u201d<\/p>\n\n\n\n<p>For coworking operators, this level of proactive asset management could ensure more consistent member experiences and reduce time-to-resolution on facility issues.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Business Intelligence &amp; AI-Driven Decisions<\/h2>\n\n\n\n<p>One of the most advanced areas of discussion focused on business intelligence. Drew emphasised that building a robust data architecture was pivotal to their success. \u201cWhen reporting has been manual and people are in Excel correcting data, it\u2019s not until you surface it automatically that you realise how poor some of the data quality is,\u201d he said. He cited examples such as discovering \u201cseven different spellings of the word British\u201d in their demographic fields.<\/p>\n\n\n\n<p>Once cleaned and structured, data from leasing, facilities and amenity usage can directly inform future investment decisions. \u201cSmart sensors in gyms or cinema rooms show us which amenities residents use,\u201d Drew explained. \u201cThat insight helps shape how we design future buildings.\u201d<\/p>\n\n\n\n<p>This type of data-driven insight, from lease cycles to occupancy forecasting, enables more strategic long-term planning, something coworking operators can readily adopt. \u201cIf 30% of your leases expire in July and none are renewed, you\u2019ll have a major vacancy risk.
