Every year, our Yardi Kube UK User Group tells us something about where flexible workspace is heading. This year the signal was unmistakable. Operators running more than 200 locations between them, spent the afternoon with us not to hear about features in isolation but to see how a connected platform changes what their businesses are capable of. <\/p>\n\n\n\n

That was the thread running through the entire day: the operators winning right now are the ones who have stopped stitching together disconnected tools and started running sales, operations, and finance as one system, on one set of trusted data, with AI working quietly underneath it all. The event became the clearest illustration we\u2019ve had of why that matters. <\/p>\n\n\n\n

Scale you can build on<\/strong> <\/h2>\n\n\n\n

We opened with a look at Yardi itself because the platform story starts with the company behind it. With over 10,500 employees, a multi-billion-dollar revenue base and the largest R&D teams in the industry, Yardi invests in products for the long term. For an operator choosing a technology partner, that stability is not an abstraction: it\u2019s the difference between a roadmap that gets delivered and one that quietly stalls. <\/p>\n\n\n

What makes that scale relevant to a flex operator is that Yardi Kube sits inside a much wider Yardi ecosystem<\/a> spanning globally within all real estate asset classes including commercial, investment management, residential, and flexible workspace. That breadth is turning into real advantage. Yardi\u2019s new WorkCafe product, for example, lets building owners and occupiers monetise underutilised commercial space through a single booking platform \u2013 fusing the commercial and flex worlds that used to sit apart. Add our listing networks, including the Hubble HQ business, and operators suddenly have a route to expose their availability to a far wider pool of demand than they could reach alone. <\/p>\n\n\n\n

Sagar Morabia (Global VP of Yardi Kube) explained that \u201cwe\u2019re investing in AI to make our people and our clients\u2019 teams more effective, not to replace them.\u201d  <\/p>\n\n\n\n

The market is shifting <\/strong>\u2013 and the data proves it<\/strong> <\/h2>\n\n\n\n

Henry Yiend from the Hubble<\/a> team, the UK\u2019s largest flexible workspace marketplace, followed with a session focussed on industry demand and trends. Because Hubble sees demand first-hand, its data reveals things operators can\u2019t always see from inside their own four walls: how managed spaces are reshaping pricing across London, where discounting is quietly eroding margin, and how geography, geopolitics, and even sporting events move the demand curve in ways that are surprising until you see them mapped out. <\/p>\n\n\n

The takeaway for operators was pointed. The market is moving faster and getting more competitive and the businesses that thrive will be the ones that can read those signals and respond, which is only possible when your own data is as clean and connected as the market intelligence you\u2019re consuming. <\/p>\n\n\n\n

Henry Yiend concluded, \u201cThe operators performing best right now are the ones who can react fast to shifting demand. We\u2019re seeing whole new pockets of it appear almost overnight <\/em>\u2013 the AI companies clustering around King\u2019s Cross are a perfect example. The space is there and the demand is there; the winners are simply the operators agile enough to connect the two before anyone else does.\u201d<\/em> <\/p>\n\n\n\n

What\u2019s new in V20: shorter journeys, smarter conversations<\/strong> <\/h2>\n\n\n\n

If the start of the conversation showed why connected data matters, the V20-focused session showed what it unlocks in practice. The headline theme was simple: remove friction for the prospect, remove manual work for the operator. <\/p>\n\n\n\n

The redesigned Prospect Portal<\/strong>, recently rebuilt, is the clearest example. A booking journey has reduced from 12 clicks to 6; with better imagery, smarter location search, a cleaner checkout, built-in promotions, and guest checkout. <\/p>\n\n\n\n

Alongside it, the new AI chatbot for the prospect portal<\/strong> turns lead generation into a 24\/7 operation. A prospect can describe what they need in plain language and get tailored options in real time \u2013 availability checked, maps shared, questions answered \u2013 with no one on the team lifting a finger. AI doesn\u2019t replace the sales team, but it helps handle the round-the-clock groundwork so the team can focus on the highest-value conversations. <\/p>\n\n\n\n
